第1条（適用）

1. 本規約は、ユーザーと当サービス運営者との間の本サービスの利用に関わる一切の関係に適用されます。
2. 運営者が本サービス上で掲載する個別規定や追加規定は、本規約の一部を構成するものとします。

第2条（サービスの内容）

本サービスは、不動産物件のURLを入力することで、AIが自動的に物件情報を取得・分析し、収益シミュレーション・リスク評価・地域情報・土地活用提案等のレポートを生成するウェブサービスです。

第3条（利用登録）

1. 無料プランは登録不要でご利用いただけます。
2. 有料プランの利用にはメールアドレスとパスワードによるアカウント登録が必要です。
3. 登録情報に虚偽があった場合、運営者はサービスの利用を停止できるものとします。

第4条（料金および支払い）

1. 有料プランの料金は、本サービス上の料金表に記載されたとおりとします。
2. 月額プランは、お申し込み日を起算日として毎月自動更新されます。
3. 支払いはクレジットカード決済（Paddle.com 経由）にて行われます。
4. すべての購入はサービス提供開始をもって完了とみなします。返金については返金ポリシーをご確認ください。

第5条（解約）

1. 月額プランは次回更新日の前日までに解約手続きを行うことで、次月以降の課金を停止できます。
2. 解約後も当該月の末日まで有料機能をご利用いただけます。
3. アカウントの削除を希望される場合は、メール（real-estate@neofrontia.com）にてご連絡ください。

第6条（AI分析結果の免責）

1. 本サービスが提供する分析結果・レポートはAIによる自動判定であり、正確性・完全性・最新性を保証するものではありません。
2. 分析結果は投資判断の参考情報として提供されるものであり、特定の不動産の購入・売却・投資を推奨するものではありません。
3. 投資判断は不動産会社・宅地建物取引士・税理士等の専門家にご相談のうえ、必ずご自身の責任で行ってください。
4. 本サービスの利用により生じた損害・損失について、運営者は一切の責任を負いません。

第7条（禁止事項）

ユーザーは、本サービスの利用にあたり、以下の行為を行ってはなりません。

1. 法令または公序良俗に違反する行為
2. 犯罪行為に関連する行為
3. 本サービスのサーバーまたはネットワークに過度な負荷をかける行為
4. 本サービスの運営を妨害する行為
5. スクレイピング・クローリング等による大量の自動アクセス
6. 他のユーザーのアカウントを不正に使用する行為
7. 本サービスのレポートを無断で商用再販する行為
8. その他、運営者が不適切と判断する行為

第8条（サービスの変更・停止）

1. 運営者は、ユーザーに事前通知することなく、本サービスの内容を変更またはサービスの提供を中止・終了することができるものとします。
2. サーバーメンテナンス、システム障害、天災等のやむを得ない事由により、一時的にサービスが利用できない場合があります。

第9条（知的財産権）

1. 本サービスに関する著作権・商標権その他の知的財産権は、運営者または正当な権利者に帰属します。
2. ユーザーは自己の投資検討目的に限り、生成されたレポートを利用できます。

第10条（個人情報の取り扱い）

ユーザーの個人情報の取り扱いについては、別途定めるプライバシーポリシーに従います。

第11条（規約の変更）

運営者は、必要と判断した場合には、ユーザーに通知することなく本規約を変更できるものとします。変更後の利用規約は、本サービス上に掲載した時点から効力を生じるものとします。

第12条（準拠法・管轄裁判所）

1. 本規約の解釈にあたっては、日本法を準拠法とします。
2. 本サービスに関して紛争が生じた場合、運営者の所在地を管轄する裁判所を第一審の専属的合意管轄裁判所とします。

Article 1 (Applicability)

1. These Terms apply to all aspects of the relationship between users and the Service operator regarding use of the Service.
2. Individual rules and supplementary terms posted on the Service constitute part of these Terms.

Article 2 (Service Description)

The Service is a web-based application that accepts real estate property URLs as input, automatically retrieves and analyzes property information using AI, and generates reports including revenue simulations, risk assessments, local area data, and land utilization suggestions.

Article 3 (Registration)

1. The free plan may be used without registration.
2. Paid plans require account registration with an email address and password.
3. The operator may suspend access if any registration information is found to be false.

Article 4 (Fees and Payment)

1. Paid plan fees are as listed in the pricing table on the Service.
2. Monthly plans automatically renew each month starting from the subscription date.
3. Payment is processed via credit card through Paddle.com as the Merchant of Record.
4. All purchases are final once the Service has been delivered. See our Refund Policy for details.

Article 5 (Cancellation)

1. Monthly plans may be cancelled before the day prior to the next renewal date to stop future billing.
2. After cancellation, paid features remain accessible through the end of the current month.
3. To delete your account, please contact us at real-estate@neofrontia.com.

Article 6 (Disclaimer for AI Analysis Results)

1. Analysis results and reports generated by the Service are produced by automated AI and do not guarantee accuracy, completeness, or timeliness.
2. Results are provided as reference information only and do not constitute a recommendation to purchase, sell, or invest in any specific property.
3. All investment decisions must be made at your own responsibility, preferably after consulting qualified professionals such as real estate agents, licensed real estate brokers, or tax advisors.
4. The operator accepts no liability for any loss or damage arising from use of the Service.

Article 7 (Prohibited Activities)

Users must not engage in the following activities when using the Service:

1. Activities that violate laws or public order and morals
2. Activities related to criminal conduct
3. Actions that place excessive load on the Service's servers or networks
4. Actions that interfere with the operation of the Service
5. Automated mass access via scraping, crawling, or similar methods
6. Unauthorized use of another user's account
7. Unauthorized commercial resale of Service reports
8. Any other activity deemed inappropriate by the operator

Article 8 (Changes and Suspension of Service)

1. The operator may modify, suspend, or terminate the Service without prior notice to users.
2. The Service may be temporarily unavailable due to server maintenance, system failures, natural disasters, or other unavoidable circumstances.

Article 9 (Intellectual Property)

1. All copyrights, trademarks, and other intellectual property rights related to the Service belong to the operator or their respective rightful owners.
2. Users may use generated reports solely for their own investment evaluation purposes.

Article 10 (Personal Information)

The handling of personal information is governed by the separately established Privacy Policy.

Article 11 (Amendment of Terms)

The operator may amend these Terms without prior notice when deemed necessary. Amended Terms take effect upon posting to the Service.

Article 12 (Governing Law and Jurisdiction)

1. These Terms shall be governed by and construed in accordance with the laws of Japan.
2. Any disputes arising from the Service shall be subject to the exclusive jurisdiction of the court having jurisdiction over the operator's location as the court of first instance.
